Best Time of Year to Start a Building Project

Timing your building project right can mean smoother progress, potentially lower costs, and less weather-related stress. Here's what you need to know about starting building work at different times of year.

Spring (March - May)

Pros:

  • Weather improving - less rain delays
  • Longer daylight hours for outdoor work
  • Ground conditions usually good after winter
  • Project can be finished by autumn

Cons:

  • Busiest time for builders - prices may be higher
  • Longer lead times to start
  • Competition for good tradespeople

Verdict: Ideal for starting larger projects like extensions. Book well in advance - good builders in areas like Tonbridge and Sevenoaks fill up quickly for spring starts.

Summer (June - August)

Pros:

  • Best weather - longest dry spells
  • Maximum daylight hours
  • Good for roof work and external finishes
  • Easier living conditions if work affects heating

Cons:

  • Holiday periods can disrupt schedules
  • Still peak season pricing
  • Hot weather can be uncomfortable for indoor work

Verdict: Great for projects involving significant external work. Be aware that August can see slower progress with holidays.

Autumn (September - November)

Pros:

  • Often good weather in September/October
  • Builders' schedules start to free up
  • Potentially better availability and pricing
  • Interior work unaffected by weather

Cons:

  • Risk of rain and shorter days as winter approaches
  • Need to get watertight before bad weather
  • Ground can become waterlogged

Verdict: Good for interior renovations. For extensions, start early autumn to get the structure weathertight before winter.

Winter (December - February)

Pros:

  • Quietest period - best availability
  • Potentially lower prices
  • Internal work can proceed regardless of weather
  • Ready for spring/summer enjoyment

Cons:

  • Short days limit outdoor work
  • Cold, wet weather causes delays
  • Ground conditions can be difficult
  • Heating system may need to remain functional
  • Christmas period disruption

Verdict: Can work well for internal renovations like kitchens and bathrooms. Major structural work is best avoided unless already started.

Our Recommendation

For extensions and major building work, aim to start between late February and April. This gives you good weather for the critical early stages - groundworks and getting the structure up - with completion before autumn.

For kitchen and bathroom renovations, timing matters less since most work is internal. Just avoid starting a kitchen in the week before Christmas!

Whatever time of year, the most important thing is planning ahead. Good builders across Kent, Sussex and South London are often booked months in advance. Call 01732 905968 to discuss your project timeline.
