How to Prepare Your Home for a Renovation

Building work is disruptive - there's no getting around it. But with the right preparation, you can minimise stress and help the project run smoothly. Here's how to get your home ready for renovation.

Before Work Starts

Clear the area: Remove furniture, pictures, ornaments, and anything breakable from the rooms being worked on and adjacent spaces. Builders need room to work, and dust travels further than you'd think.

Protect what stays: For items you can't move (fitted furniture, large pieces), cover them with dust sheets. Your builder should provide protection, but having your own backup doesn't hurt.

Think about access: Where will builders enter? Can they come through a side gate rather than tramping through your house? Discuss this in advance to minimise disruption to your living space.

Consider storage: For larger renovations, you might need temporary storage for furniture. It's often easier than shuffling things from room to room as work progresses.

Practical Arrangements

Temporary kitchen: If your kitchen is being done, set up a temporary one elsewhere. A microwave, kettle, toaster, and portable hob can keep you going. A small fridge is useful too.

Bathroom access: If your only bathroom is being renovated, discuss timing with your builder. Often the toilet can be kept functional for most of the project, or work can be sequenced to minimise time without facilities.

Parking and deliveries: Builders' vans and material deliveries need somewhere to go. If you're in a busy area of Bromley or Brighton with limited parking, discuss logistics in advance.

Neighbours: Give your neighbours a heads-up about the work. Let them know roughly how long it'll take and that there might be some noise. A little courtesy goes a long way and can prevent complaints.

During the Work

Dust barriers: Plastic sheeting over doorways helps contain dust to the work area. Your builder should do this, but check it's in place and maintained.

Daily communication: Quick check-ins at the start or end of each day keep everyone aligned. It's also your chance to ask questions and flag any concerns early.

Keep access clear: Builders need to get materials in and waste out. Keep pathways clear and make sure they can access water and electricity as agreed.

Secure valuables: While the vast majority of builders are completely trustworthy, having strangers in your home for weeks means extra people knowing your routine. Secure valuables and important documents out of sight.

Living Through It

Set realistic expectations: There will be dust, noise, and disruption. Accepting this in advance makes it easier to cope than expecting everything to be perfect.

Take breaks: If the project is lengthy, consider spending a few days away - visiting family, taking a short break. Coming back to visible progress can be refreshing.

Focus on the result: When you're living in chaos, remember why you're doing this. The finished result will be worth it.
